Holding Deposit:

Reserves the property while referencing checks take place. This holding fee is non-refundable should the applicant withdraw or the agent finds reasonable cause to decline the application such as misleading information or adverse credit etc. This Fee is equivalent to 1 week's rent.

Tenancy Deposit:

Early Termination (Tenant's Request)Should the tenant(s) wish to leave their contract early, they will be liable for the landlord's costs in re-letting the property as well as all rent due under the tenancy agreement until the start date of the replacement tenancy.

DEFAULT FEES:-

Late Payment of Rent:This will not be implemented until the rent is more than 14 days in arrears. Interest will be charged at 3% above the Bank of England Base Rate starting from the Rent Due Date.

Lost Keys or Other Security Devices:

Tenants are liable for the cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord or any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken to replace the lost key(s) or other security device(s).
