Free property valuation – Your free, no-obligation valuation is based on a thorough assessment of your property, combined with our knowledge of the local market and analysis of current rental returns.
Fully managed or let-only service – Let us take over the full management of your property for just 10% of your monthly rental income (or 12% for overseas landlords). Alternatively, for a fixed fee we can complete a let-only service tailored to your individual requirements.
Professional marketing material – We are the only agent to market its rental properties with professional quality photographs, detailed floor plans and descriptions. Our premium marketing package ensures your property is promoted to its maximum potential and attracts the right tenant and the highest return.
Local agent/ international reach - As well as being listed on the Life Investment’s website, your property will be marketed on Rightmove under a premium and featured listing campaign, as standard. This process maximises your property’s exposure by ensuring it is seen by a global audience of prospective tenants. In addition, we will promote your property with targeted social media campaigns and through direct mail, as well as from our high street office, which is located in a prime position on Regent Street, Rugby.
Key Tenant Selection - We take your investment very seriously, which is why we devote time to finding you the perfect tenant. The first step in our rigorous vetting procedure is to produce tenant profiles for each applicant. This information enables you to choose the best match. We will support you in this process, but the final decision is yours.
Robust tenant referencing – Full references are obtained and completed by our professional referencing associate. This provides an in-depth view of a prospective tenant’s personal circumstances, including employment history, credit history, lettings history and financial affordability.
Guaranteed rental income - For added peace of mind we can offer a ‘guaranteed rent’ assurance service. For 12% of your monthly rental income we guarantee continued rental payments up to £50,000 per annum in the event of any that are missed. We also offer legal expense insurance to gain vacant possession - up to £100,000.
Transparency and integrity – By publishing our fixed fee structure upfront we can guarantee you will not receive any surprise bills or hidden costs and unlike other estate agents we do not add hidden commission to any of your property’s maintenance invoices.
Robust management inspections – As part of our premium management service guarantee, we complete property inspections and compile detailed reports for you every four months. This ensures that we identify and pre-empt any issues. Should we observe a potential problem, we will inform you immediately and where necessary, return two weeks later to ensure that the issue has been resolved.
Rental reviews – We conduct six monthly reviews to ensure your rental income is in line with its current market value. Where required, under your instruction, we will negotiate new rental terms, and when satisfied, new contracts will be drawn and issued.
Dedicated end-to-end service - From advising on how to prepare your property for tenancy and to meet legislative requirements, through to the completion of contracts, we pride ourselves on our professional, practical and pre-emptive service.
Independent inventory – We partner with a trusted, professional, independent inventory specialist who is regulated by the Association of Independent Inventory Clerks (AIIC). They provide a fully compliant, detailed and accurate record of the condition and contents of your property, which is designed to protect both landlords and tenants in the event of a dispute.
